    Real estate

    What are your feelings on realestate prices? will they level off, drop, or continue to climb. Im looking to buy some property out near lake havasu but dont wanna get screwed. Any opinions?

    I believe they won't drop, or level off. I don't think they will climb as they did last year either. I think they are going to continue to rise slightly, but not drop....

    I will ask my wife tonight being as she is in the real estate business.

    Pit, I haven't been to Havasu in years so I don't what the market is like there. But a quick way to determine the market is to see how many NEW homes are being built there.

    If homes are being built AND sold like hotcakes, your in good shape. The builders spend a boat load of money on economic reports to determine the market's viability. And banks won't lend them the construction money without these reports. So, if the builders and bankers agree that the market is good, I wouldn't argue with them.

    Also, Arizona as a whole has moved up in value much less than CA over the last few years. So there is a lot more room for it to increase. And always remember the three most important factors in real estate are location, location, location. So buy the cheapest house in the most expensive neighborhood you can. In other words, it's far safer to buy a $100,000 in a $150,000 neighborhood, than to buy a $100,000 house in a $100,000 neighborhood. Never buy the most expensive house in the neighborhood.

    To sum it up, I personally think it would be fine to buy in Havasu. I don't see values dropping, but a steady increase of 5-10% over the next few years.

    Havasu is continuing to grow, therefore, the chances of the market dropping there does not look good. My wife's family lives out there, and the prices keep going up. But then again, the prices are about half of what they are in SoCal...

    I thought of that also but doesnt seem to say much as far as long term, meaning a few years(5-10yrs) down the road. I guess im worried if I do buy NOW that the value will go down later, think Im being over precautious.

    I don't see values dropping, but a steady increase of 5-10% over the next few years.

    Im starting to believe this will be the most likely outcome.

    Yes, you're being over cautious. Buy the dang thing and don't worry about it.
